Want to Move by Spring?

Your Orange County Home Search Starts Now

Most buyers start looking about 30 days before they want to move. By then, they're already behind. Here's the reality in North Orange County. A well-run purchase takes about five months from first real research to the day you get the keys. In a low-inventory market like Cypress and coastal Orange County, the offer stage is where most of that time goes. In our experience, buyers rarely win the first home they bid on. So the smartest spring plan starts at the end. Pick the date you want to be unpacking, then count backward. If that date is in May, the clock is already running. Let's break it down.

Why the First Two Weeks Carry the Most Weight

Why "Start Looking in March" Leaves Spring Buyers Rushed

Nationally, the typical buyer searched for a median of 10 weeks before finding a home, according to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers. That number measures the search itself. Financing prep happens before it, and escrow comes after. Locally, the offer stage adds the most time. When a well-priced home comes up in a neighborhood with only a handful of active listings, you're rarely the only buyer who noticed. Add it up, and a 30-day head start turns into a rushed April. Rushed buyers tend to stretch on price, skip questions they'd normally ask, and talk themselves into a house that checks five of their eight boxes. Starting in October keeps April calm.

Count Backward From Your Move-In Date

Let's use a real calendar example. Say you want to move in on or before May 12th, 2027.

When: Now through December
What You're Doing: Narrowing the map and defining your must-haves

When: Early, alongside the Research phase
What You're Doing: Getting pre-approved and understanding your options

When: January (about 120 days out)
What You're Doing: Open houses, previews, and sharpening/narrowing your criteria

When: February through March
What You're Doing: Writing offers on serious fits for your lifestyle, with two months planned for this

When: No later than April
What You're Doing: a 21 to 45-day escrow period on your accepted offer

When: May 12th
What You're Doing: Escrow has closed, and you have keys in hand for your new home!

If your date is different, slide the whole calendar. The order stays the same.

Phase 1, Now Through December: Research That Narrows the Map

Start broad, then cut down to specific cities, neighborhoods, and pockets. North Orange County covers a lot of ground, and a home in Cypress, one in Buena Park, and one near the water in Seal Beach can feel like three different decisions.

This is the time to decide what really matters to you:

  • Commute: Where do you need to be at 8 a.m., and how long are you willing to sit on the 405 or the 91 to get there?
  • School district boundaries: If this is part of your decision, pick the districts you want to be inside and confirm the boundary for any specific address directly with the district.
  • Parks and outdoor time: Is being close to a park you'll actually use a must-have or a nice-to-have?
  • Walkability: Do you want to grab coffee or groceries without getting in the car?
  • Activities: Little League, rec sports, and the practice field you'd be driving to three nights a week.

Then get specific about the house itself. "Two bathrooms" sounds clear until you see a listing where the second one is a half bath. Full or half? Same with bedrooms. Does a den without a closet count for you?

In Cypress, this might mean narrowing the whole city down to two or three pockets, like the Brentwoods, Lake Parks, or Greenbrooks. In Los Alamitos, it might mean deciding whether Rossmoor is on your list. The point is to arrive in January with a map small enough that every listing you see is worth a look. Your Saturdays go to homes that actually fit.

Phase 2, Start Early: Get Your Financing Straight

First question: cash or loan?

If you're financing, get pre-approved with a local lender before you get attached to a house. The Consumer Financial Protection Bureau points out that lenders use "prequalification" and "preapproval" differently, and some letters are based on information that hasn't been verified yet (CFPB: prequalification vs. preapproval). Ask for a letter backed by verified income and assets. Sellers in competitive pockets notice the difference.

This is also when you find out which loan programs you qualify for and whether seller credits could play a role in your offer. Learning that in November is a lot easier than learning it the night an offer is due.

Phase 3, About 120 Days Out: Tour and Refine

January is for touring with intent.

  • Go to open houses on Saturdays.
  • Join your agent on previews.
  • After every home, tell your agent what you liked and what you didn't.

That last step matters more than it sounds. A few honest reactions like "loved the yard, hated the kitchen layout" sharpen a search faster than any saved filter.

It's also why listings picked by an agent beat a firehose of automated alerts. An alert can match bedrooms and price. It can't tell you the backyard backs up to a busy street, and it can't show you the homes that come up as previews before they hit the market. Some of the best homes we see show up that way.

Phase 4, February and March: The Offer Window

Plan for two months of writing offers.

One of our buyers liked a home in North Tustin that was under contract in 6 days. That's the pace when the right home shows up, and it's why the earlier phases matter. When your financing is ready, your criteria are clear, and your calendar is set, you can write a clean offer the same week without second-guessing yourself.

Losing an offer is frustrating. It's also normal here, and every one teaches you something about pricing and competition in that pocket. We'll walk through each one with you so the next offer is stronger.

Phase 5, April Escrow and a May Move-In

A 30-day escrow in April covers inspections, appraisal, and final loan approval. If the earlier phases went the way they should, escrow is the calm part. You chose this house on purpose, and you had time to do it.

Then it's May, and you're getting the keys.

Renters: Your Lease May Not Set Your Timeline

If you rent, ask yourself one question: "If the perfect house came up in January, would I really wait until May?"

Many renters assume the lease end date decides their move. In California, it's often more flexible than that. Under California Civil Code Section 1951.2, a landlord generally has to make a good-faith effort to re-rent your unit if you leave early. Once a new tenant moves in, you usually stop owing rent for the rest of the term. Breaking a lease early often costs less than renters expect.

A few things to keep in mind:

  • Read your lease closely. Some leases include a clause tied to Civil Code Section 1951.4 that changes how this works.
  • Your security deposit can be applied to unpaid rent.
  • Talk to your landlord early and get any agreement in writing.

Nolo's guide to breaking a lease is a good plain-English starting point. For your specific lease, a quick conversation with a landlord-tenant attorney is worth it. We're happy to help you think through the timing on the purchase side.
